Save this guide. Print it. Tape it to your fridge. You'll need it when panic sets in.
I've responded to over 1,500 water emergencies in Studio City over 15 years. I've seen what works and what makes things worse in those panicked first moments. This checklist is what I wish every homeowner knew before disaster strikes.
Look, I get it. When you discover water flooding your Laurel Canyon home or hear that telltale dripping in your Coldwater Canyon ceiling, panic's normal. Your brain goes into overdrive. You're thinking about your hardwood floors, your furniture, your family photos... and you're not thinking clearly.
That's why you need this checklist before disaster strikes. Print it. Save it on your phone. Tape it to your fridge. Because in those first 30 minutes after discovering water damage, every decision matters. The right moves can save thousands in repairs. The wrong ones can turn a manageable leak into a catastrophic mold problem.
1. Call us immediately: (818) 474-1119
2. If safe: Turn off electricity to affected areas
3. Do NOT enter standing water if electricity might be on
Here's what we see when we arrive at Studio City emergencies: homeowners making the same three mistakes. Avoid these, and you're already ahead.
Electricity + Water = Death. If there's standing water and you're not 100% sure electricity is off, stay out. Call us and we'll handle it safely. For Studio City homes with older electrical systems (common in Laurel Canyon), this is critical.
Is it a burst pipe? Overflowing toilet? Roof leak? If you can safely identify and stop the source (like shutting off a valve under a sink), do it. If not, locate your main water shut-off. In older Studio City homes, it's often near the street. In newer ones, usually in the garage.
(818) 474-1119. Call us before you start cleaning. Why? Two reasons: 1) We need to see the damage for insurance documentation, and 2) We'll tell you what's safe to do while we're en route. Average response time: under 30 minutes in Studio City.
Use your phone. Take wide shots of the room, close-ups of damage, video walking through the space. Get the water source if visible. Insurance companies need this. Do this before moving anything. Date-stamp your photos if possible.
Furniture, electronics, important documents, family photos. Place aluminum foil under furniture legs to prevent staining on carpets. For waterlogged items, don't try to separate wet papers - let professionals handle delicate restoration.
Open windows if weather permits. Use fans to circulate air (but NOT pointed directly at wet areas - this can spread mold spores). Do NOT use shop vacs or household vacuums on water - this creates electrocution risk.
Check downhill rooms first - water flows with gravity. Look for foundation seepage after heavy rains. Know your drainage systems.
Check galvanized pipes first - common failure point. Look for leaks near original plumbing. Pay attention to those beautiful but older bathrooms.
Notify building management immediately. Check adjoining units - water travels through shared walls. Know where building shut-offs are located.
Older infrastructure meets modern water pressure. Check water heaters and washing machines - common culprits in updated older homes.
Start the claim process. Have your policy number ready. Most major companies have 24/7 claim lines. Don't worry about exact details - just get the claim started.
List damaged items: furniture, electronics, clothing, etc. Include approximate age and value if possible. Take photos of each damaged item.
If you buy supplies (fans, tarps, etc.) or need temporary lodging, save every receipt. These are often reimbursable under "additional living expenses" coverage.
"The difference between a $5,000 repair and a $25,000 restoration often comes down to what happens in the first hour. I've seen identical leaks where one homeowner followed a checklist and saved their home, while another panicked and created a mold disaster."
